Common Questions About Your Home, HVAC and Plumbing Inspections

What types of inspections do you offer?

  • Buyer inspections

  • Pre-listing inspections

  • Radon testing

  • Indoor air quality testing

  • Annual maintenance checkup

  • 11th month warranty inspections

  • Rental property inspections

How much will it cost?

Consider the value of the home inspection in terms of the investment being made to protect your family and your home investment.

I do give discounts to active duty military, wounded warriors and first responders.

Will I be able to attend the inspection?

Of course! I encourage the client to attend the inspection, so I can educate you on the complexity of your home. This is a valuable educational opportunity for the realtor, seller and buyer. Never pass up the chance to see your prospective home through the eyes of a professional.

How long will the inspection take?

The average inspection usually takes 3 -4 hours depending on the condition and size of the property. I want to take the time to properly educate you on your house so you can make an informed decision.

What type of inspection report do you provide and how long would it take to receive the report?

Castle Guard Home Inspections provides a comprehensive easy to read color report, a summary report and lots of photos. It is generally 30-50 pages long sharing good conditions as well as detailing areas of concern.  You can expect your report to be emailed to you within 24 - 48 hours after the inspection and is often ready the morning of the next day. If a report is needed sooner, please let me know ahead of time so I can try accommodating this request.

Can you repair the items you find during my inspection?

Home inspectors are not able to do repairs on property we inspected because it would be a conflict of interest. I would be happy to suggest solutions for DIY repair or re-inspect after repairs have been made.

Do you maintain membership in a professional home inspector association?

I am a member of InterNACHI (International Association of Certified Home Inspectors). Through that membership, the courses they offer keep me updated on any changes in building and inspection codes.
