Types of inspections available

Buyer’s Inspection

A residential property inspection is a thorough investigation into the condition of a home’s visible and readily accessible areas. Within 24 - 48 hours of completing the inspection, I’ll email you an easy to read digital report of the findings so that you can start building on your knowledge of the home right away.

Re-Inspections

When your initial home inspection returns an inspection report that flags certain items as defective, you may want to consider scheduling this follow-up inspection service before final negotiations to buy the home. If the seller agrees to seek out corrections for the issues we discovered, we’ll return to the property afterward to make sure that repair work is successful and that replaced components are installed properly.

New Construction Inspection

Buying a brand-new home is an exciting time, but it’s still necessary to take precautions that will ensure the home is in good condition before moving in. You should schedule this inspection prior to the builder’s final walk through so that we can comprehensively evaluate the home before the transaction is final. If we happen to turn up any issues related to safety or defective materials, there will still be a window of time to seek out solutions.

Pre-Listing Inspection

Scheduling this inspection service prior to making the listing for your home can greatly benefit the negotiating process and promote a less stressful transaction.   I will thoroughly inspect your home and generate a report, just as I would for a buyer’s inspection. The difference is that, as a seller, you can complete repairs and improvements before you show or even list your home.  A seller’s inspection helps you justify your asking price and can help avert any last-minute re-negotiations on price or condition.  A seller’s inspection may convince a buyer to waive his own inspection.

11th Month Warranty Inspection

Before a new home’s 1-year warranty expires, a prudent homeowner should always schedule an 11th Month Warranty Inspection. We’ll visit the home to thoroughly inspect each visible and readily accessible area, pinpointing the sources of potential defects or safety issues that need taken care of. In accordance with your warranty agreement, certain repairs may not fall under your financial responsibility—saving you money and a major headache.

Radon Testing

Our area of Virginia tests high for radon gas.

Radon concentrations are variable and may be high in one house and low in an adjacent house. To determine if a house has a radon problem it must be tested.  We use an EPA approved radon testing and lab evaluation to identify if radon is a risk in your home. It is a small price to pay for peace of mind about  the health of your family and friends.  If a building is found to have a radon problem, we will help you find a certified radon mitigation contractor.  For more information on radon, click on the map below.

For your convenience, we schedule home inspections six days a week, Monday – Saturday. We can be ready to perform a home inspection within 24-48 hours of your phone call. After a home inspection is completed, we’ll go back over our findings and begin compiling a comprehensive digital report that will be delivered to your email usually within 24 hours. Your inspection report will make it abundantly clear what is acceptable about the property’s condition and what needs attention. Numerous color photographs are included to help you better understand what the findings mean for the safety, integrity, and efficiency of the home.
